Overview

## What decking cleaning actually involves

Decking greens fast and becomes hazardous underfoot. We clean the boards without tearing up the timber grain.

### What it is
Decking cleaning is the removal of algae, mould and organic film from timber and composite decking boards, including the gaps between them, using a method gentle enough not to raise or shred the grain.

### Who it is for
Homeowners with raised or ground-level decking, holiday-let owners between bookings, and hospitality clients with decked outdoor seating.

### When it is needed
Each spring before the deck comes back into use, in autumn after leaf fall, whenever the surface is slippery underfoot, and always before oiling or staining.

### Why professional help matters
Decking is the most slip-prone surface in a typical garden and the easiest to damage while cleaning it. Full-pressure lancing furs up softwood grain, which then holds more water and greens faster than before you started.

## What's included

- Softwood and composite decking
- Algae and organic growth removed
- Surrounding planting protected
- One-off or seasonal repeat cleaning

## Pricing
Decking Cleaning is priced per property based on size, access and condition, and confirmed in a written quote valid for 30 days. Payment is by bank transfer against an invoice, or cash; we do not currently take card payments.

What it costs to wait

## What happens if it is left

### Slips and falls
Wet, algae-covered decking is treacherous, particularly on steps and raised platforms with a drop beside them.

### Timber rots from the surface down
Organic growth keeps the boards permanently damp. Softwood softens, fixings loosen and boards eventually need replacing.

### Debris packs the gaps
Leaf litter and moss in the board gaps stop the deck draining, so water sits on the joists underneath, the part you cannot see and the part that fails first.

### Stain and oil will not take
Applying decking oil over algae seals the growth in. The finish lifts within a season and the whole job has to be redone.

### Common mistakes we get called in to fix

- Full-pressure lancing along the boards, which raises the grain and makes future greening worse
- Ignoring the gaps between boards, so the deck still cannot drain
- Oiling or staining before the timber is properly clean and dry
- Using strong bleach next to lawn and borders
- Cleaning the deck and leaving the algae-covered steps, which is where people actually slip

Our process

## How the job runs, start to finish

Step 1

### Inspection
We check whether the boards are softwood, hardwood or composite, test for soft spots and loose fixings, and look at the drainage and the condition of the frame beneath.

Step 2

### Diagnosis
Sound composite takes a firmer clean; older or softening softwood is steamed or cleaned at low pressure. Boards beyond cleaning are pointed out rather than papered over.

Step 3

### Execution
Planting and adjacent surfaces are protected, the deck is cleaned along the grain in even passes, the gaps between boards are cleared so it drains again, and steps and handrails are done at the same time.

Step 4

### Verification
Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.

Step 5

### Completion and guarantee
The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.

Benefits

## What you get for the money

### Speed
Most domestic decks are completed in half a day.

### Safety
Slip film removed from boards, steps and edges, not just the open middle of the deck.

### Longevity
Cleaning along the grain at controlled pressure keeps the timber surface intact, so it greens more slowly afterwards.

### Cost savings
Cleaning is a fraction of the cost of replacing boards that have been left to soften and rot.

### Reliability
One-off or seasonal repeat cleaning, quoted in writing and valid for 30 days.

### Peace of mind
A properly prepared surface if you are planning to oil or stain afterwards.

In detail

## Decking Cleaning: methods, materials and variations

### Materials
Pressure-treated softwood is the most common and the most fragile once weathered, so it is cleaned gently. Hardwood decking such as balau or ipe is denser and tolerates more, but still cleans best along the grain. Composite boards are cleaned at controlled pressure with attention to the grooves, which trap organic film and are where slipperiness starts.

### Method detail
Steam suits weathered softwood: heat kills the growth without mechanical force. Low-pressure washing through a wide fan suits composite and sound hardwood. Every pass runs along the board rather than across it, gaps are cleared with a narrow detail jet so the deck drains, and the frame and joists beneath are checked wherever they are visible.

### Variations of the service
One-off restorative cleaning, seasonal spring maintenance cleaning, pre-treatment cleaning where you intend to oil or stain, and combined bookings with patio or driveway cleaning in the same visit.

### Situations this applies to
Shaded gardens, decks under trees, raised decking over damp ground, waterside and canalside properties around Milton Keynes and the Ouse valley, holiday lets between guests, and pub or café terraces.

### Residential and commercial differences
Domestic decks are a short single visit. Commercial and hospitality decking is scheduled around opening hours, usually early morning, handed back dry and usable, with RAMS supplied on request and public liability cover in place.

### Our method on your property
Low-pressure or steam cleaning depending on the age and condition of the boards.

Questions

## Decking Cleaning FAQs

How much does decking cleaning cost?+Decking is priced by area, board type and condition, confirmed in a written quote valid for 30 days. It is usually cheaper booked alongside patio or driveway cleaning.

How long does it take?+Most domestic decks take half a day; larger raised decks with steps and balustrades can take a full day.

Will pressure washing damage my decking?+It can. Full-pressure lancing raises the grain on softwood and makes future greening worse, which is why we use steam or low pressure and always work along the boards.

Can you clean composite decking?+Yes. Composite is cleaned at controlled pressure with attention to the grooves, which is where the slippery film builds up.

Can you oil or stain the deck afterwards?+We prepare the surface properly for it. Any finish should go on only once the timber is genuinely clean and dry.

How long will it stay clean?+In a shaded British garden, expect to clean annually; most customers book each spring before the deck comes back into use.

Will my plants be damaged?+Planting and borders are sheeted before we start and rinsed down afterwards as standard.

Do you clean steps and handrails too?+Yes, and we would insist: steps are where slips actually happen.

Do I need to be home?+Not necessarily, provided we have garden access and an agreed water source.

Which areas do you cover?+Milton Keynes, Buckinghamshire, Bedfordshire, Northamptonshire and the surrounding counties.
