Overview

## What gutter cleaning & clearance actually involves

A blocked gutter overflows down the wall, stains render and rots fascias. Clearing it is the cheapest exterior job you will ever book and the one that prevents the most expensive damage.

### What it is
Gutter cleaning is the complete clearance of guttering, hopper heads and downpipe entries, removing moss, leaf litter and silt, then checking that water actually runs to the outlet.

### Who it is for
Any homeowner with trees nearby or a moss-covered roof, landlords protecting a building fabric, and commercial clients with long gutter runs and valley gutters.

### When it is needed
Typically once a year, and twice for properties under deciduous trees, late autumn after leaf fall, and again in spring. Immediately if water is visibly spilling over the edge in rain.

### Why professional help matters
It is the cheapest exterior job you will ever book and the one that prevents the most expensive damage. An overflowing gutter soaks fascias, stains render, saturates brickwork and eventually finds its way inside.

## What's included

- Full clearance of gutters and downpipe heads
- Standard semi from £120 + VAT
- Included as standard with roof cleaning packages
- Repeat clearance available

## Pricing
Gutter Cleaning & Clearance starts from £120 + VAT. Final pricing depends on the size, access and condition of the property, and is confirmed in a written quote valid for 30 days. Payment is by bank transfer against an invoice, or cash; we do not currently take card payments.

Full address plus photos taken standing back from the property lets us quote remotely.

What it costs to wait

## What happens if it is left

### Fascias and soffits rot
Water spilling behind the gutter runs straight down the timber. Rot is slow, silent and only obvious once the board is soft, at which point it is a replacement, not a repair.

### Walls stain and stay damp
Persistent overflow leaves black streaks down render and saturates masonry, which shows up internally as damp patches and blown plaster.

### The gutter pulls off its brackets
Wet debris is heavy. A full gutter run sags, brackets pull out of the fascia and the whole section eventually drops.

### Foundations and paving suffer
Water dumping in one spot at ground level erodes bedding under paving and keeps the base of the wall permanently wet.

### Common mistakes we get called in to fix

- Leaning a ladder against plastic guttering, which cracks it and is genuinely dangerous
- Clearing the gutter but not the downpipe head, so it blocks again in the first heavy rain
- Only clearing the front elevation because the rear is harder to reach
- Leaving the debris in the borders instead of bagging it
- Ignoring the moss on the roof that is feeding the gutter with debris every week

Our process

## How the job runs, start to finish

Step 1

### Inspection
We check every run, the hopper heads, the downpipe entries and the joints, and confirm access around the whole building rather than just the easy elevations.

Step 2

### Diagnosis
We establish where the blockage actually sits, gutter, outlet or downpipe, and whether roof moss is the underlying cause of repeat blocking.

Step 3

### Execution
Debris is removed and bagged from the whole system, outlets are cleared, and the run is flushed and watched to confirm the fall is right and the joints are not leaking.

Step 4

### Verification
Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.

Step 5

### Completion and guarantee
The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.

Benefits

## What you get for the money

### Speed
Most homes are cleared within a couple of hours, often the same visit as other work.

### Safety
Working-at-height qualified operatives with proper access equipment: nobody balancing on your guttering.

### Longevity
Correctly cleared outlets and downpipes stay clear far longer than a scoop-out of the visible run.

### Cost savings
The single cheapest way to avoid rotten fascias, stained render and internal damp.

### Reliability
Fixed, transparent starting price from £120 + VAT for a standard semi, confirmed in writing.

### Peace of mind
Photos of the cleared system and written notes on anything that needs your attention.

In detail

## Gutter Cleaning & Clearance: methods, materials and variations

### Systems and materials
UPVC half-round and square-line domestic guttering, cast iron on period and listed properties, aluminium on newer commercial builds, and box or valley gutters on larger roofs. Cast iron needs careful handling: joints are sealed with putty and bolts that do not appreciate being levered. Valley and box gutters on commercial roofs need the outlets and any leaf guards checked, since a single blocked outlet floods a whole roof area.

### Method and access
Depending on the building we use gutter vacuum systems with camera poles from ground level, or access equipment where a physical hand clearance and inspection is better. Up to three storeys is standard; above that we bring in MEWPs, cherry pickers or tower scaffolding. The flush test at the end is the part that matters: a gutter that looks clear and does not drain has not been cleaned.

### Variations of the service
One-off clearance, annual or biannual scheduled clearance, clearance included free with roof cleaning packages, and commercial contracts with documented visit records. Fascia and soffit cleaning is a natural add-on and is included as standard with roof cleaning.

### Situations this applies to
Properties under deciduous trees, houses with mossy roofs shedding constantly, buildings near open farmland, terraces where shared runs block at one point, and any property with visible staining down the wall beneath a gutter joint.

### Residential and commercial differences
Domestic clearance is a short, single-visit job. Commercial work covers long runs, valley and box gutters and roof outlets, is delivered with RAMS and method statements, and is commonly contracted on a scheduled basis with documented evidence of each visit.

### Our method on your property
Debris removed and flow checked, with photos of anything we find that needs your attention.

Questions

## Gutter Cleaning & Clearance FAQs

How much does gutter cleaning cost?+From £120 + VAT for a standard semi. Larger, taller or more complex properties are quoted individually, always in writing and valid for 30 days.

How long does it take?+A typical house takes a couple of hours including the flush test. Larger commercial runs are quoted with a duration up front.

How often should gutters be cleaned?+Once a year as a baseline, twice a year if you are under deciduous trees or your roof carries moss.

Do you clear the downpipes as well?+Yes. Hopper heads and downpipe entries are cleared and the system is flushed to confirm it actually drains; clearing only the visible gutter is not a clean.

Is gutter cleaning included with roof cleaning?+Yes, gutter clearing, fascia cleaning and window cleaning are all included as standard with roof cleaning packages.

Do you repair gutters?+We clear and inspect, and report leaking joints, sagging runs or failed brackets in writing with photos so you can act on them.

Do I need to be home?+Not usually, as long as we have access around the full perimeter of the property including any gated side or rear access.

Can you reach a three-storey house?+Yes, three storeys is standard. Anything taller is handled with MEWPs, cherry pickers or tower scaffolding.

Can you come out urgently if my gutter is overflowing?+Tell us when you call. We work Monday to Friday, 8am to 6pm, and prioritise blockages that are actively causing damage.

Do you offer a discount for neighbours?+Yes: neighbouring properties booking together get a discount, which works particularly well on terraces and closes.
